October has been a busy month for PaTMa, with a range of new features and improvements across Property Manager, Deal Finder and the Property Data API, all designed to make property management simpler, faster and more efficient.
From importing company-owned properties and improving portfolio filters to streamlining supplier tasks and enhancing compliance reporting, here's what's new.

Import Properties Owned by Limited Companies
One of this month's key updates is the ability to identify and import properties publicly recorded as being owned by a limited company.
When adding a limited company as a landlord in PaTMa, you can now view properties associated with that company and select which ones you'd like to import into Property Manager.
You can choose properties by type, allowing you to import Single Lets, HMOs or Commercial properties as needed. You can also return to the list later to add further properties without having to start again.
This makes it much easier to bring existing company-owned property portfolios into PaTMa.
Improved Property Filtering
We've made it easier to navigate and manage your portfolio with new filters on the Property Manager homepage.
You can now narrow down your property list using a range of options, including:
- Occupancy status, such as empty or tenanted properties.
- Properties with active alerts, including overdue rent and outstanding certifications.
- Tenancy types, including Single Let, HMO, Commercial and Block.
- Property types.
- Archived properties.
You can also continue searching by property label, making it easier to find exactly what you're looking for, particularly when managing larger portfolios.
Improved Supplier Management
We've introduced several improvements to make working with suppliers and managing maintenance tasks more straightforward.
When assigning tasks, you can now share existing certificates and EPC documents directly with suppliers, helping ensure they have the information they need before carrying out work.
Suppliers can also receive task notifications by SMS as well as email. We've also introduced secure links that take suppliers directly to their assigned tickets without requiring additional login details.
These improvements help simplify communication and make it easier to keep maintenance work moving.
Additional Tenant Viewing Reminders
We've added further reminders for tenants attending scheduled property viewings.
Tenants will now receive notifications at three stages:
- When the viewing is booked.
- The day before the scheduled viewing.
- On the morning of the viewing.
These additional reminders help keep tenants informed and make it easier to coordinate property viewings.
Improved Compliance Reporting
We've made some useful improvements to compliance reporting in Property Manager.
When downloading a compliance report, you can now choose to include additional property details and tenant information.
This provides more flexibility when exporting compliance information and helps you maintain more comprehensive records for your portfolio.
Tax Exports and MTD Improvements
We've also made further fixes and improvements to tax exports and Making Tax Digital (MTD) refreshing.
These updates form part of our ongoing work to improve the reliability and usability of PaTMa's tax and reporting tools.
Property Data API Updates
There are also a couple of improvements for users of the PaTMa Property Data API.
Credit balances now update more frequently, giving you a clearer and more up-to-date view of your available API credits.
We've also introduced the ability to look up property listings directly using portal URLs, providing another way to retrieve property listing information through the API.
