Comparables in the Property Tools Browser Extension
Comparables
The Property Tools Browser Extension shows a quick summary of comparable properties, where the data is available. This allows you, as a property investor, a high level view of how the current property compares to others in the area.
Below are details on how each of the three comparable sections (for sale, rent and sold) are created.
Comparables - For Sale
Using the extensive property market data held by PaTMa, this section collects comparable properties with the same number of bedrooms and within a small range of the current property. The comparables selected will include any currently being marketed and, where it improves the comparable data, ones that have been recently marketed.
The data shown includes the lowest, highest and median asking price of the comparable properties, along with a graph indicating the distribution of prices.
Comparables - Rent
Using the extensive property market data held by PaTMa, this section collects comparable properties with the same number of bedrooms and within a small range of the current property. The comparables selected will include any currently being marketed and, where it improves the comparable data, ones that have been recently marketed.

Comparables - Sold
This section differs from the For Sale and Sold comparables as it's based on the official sold house price data published by the Land Registry. Unfortunately this means that the accuracy of matching based on the number of bedrooms is less accurate. We do our best to collect relevant comparables from the recent sold prices and include these to build the information shown.
