Property Search
Overview
Property Prospector includes a search tool that aggregates data from external sources, including major property listing websites.
You can use the search to find new prospects, using a range of criteria to help narrow the results to suitable properties.
The Property search tool needs at least one criteria to be selected before results are displayed, but if you want to see every property without filtering, click Search to show results by most recent.
Filtering your Search
The search tool supports multiple different filters, as well as some suggested searches for professional landlords.
- Postcode - the region you want to search in. Only the start of the postcode is required (eg LN10). A full postcode will search within the specified radius.
- Beds - min and max beds for the property.
- Price - the minimum and maximum price of the property.
- Property Type - the type of property you're looking for. You can select multiple property types.
- Time on market - are you looking for newly listed properties or can you get a better deal on something that hasn't moved?
- Price reduced - filter to properties for which the asking price has been lowered.
- Re-listed - was the property re-listed at some point?
- Estimated Yield - the amount of profit we think you may be able to make on the property. Take this number as a very fuzzy estimate only!
- Estimated Rent - our estimate of the potential rental value of the property. This is based on comparable properties nearby and may not reflect the real world value.
- Sourcing list - specific types of listing - see below for more information.
- Including - choose whether to include certain types of property listing that may not be suitable for most buyers.
Sourcing
A number of categories are offered that are more niche but may be of interest. These can be selected from the Quick Start section, or in the Sourcing list.
- Chain free - the property has no upwards chain.
- Need refurbishment - the property needs significant repair or refurbishment.
- HMO - the property has been converted into an HMO, including firedoors etc.
- Existing tenant - a tenant is already renting the property.
- Cash only - payment in full for purchase, no mortgage.
- Short lease - a short lease is in place.
- Low EPC - the EPC rating for the property is poor. Work may be required before the property can be rented.
- Potential to Extend - the property has space and suitability for an extension to be built.
- Has planning - planning permission has been granted for something (usually land that comes with planning permission).
- Holiday lets the property is a holiday let, not a full time residence.
- Block of flats - multiple flats or apartments or an entire block is for sale.
- Probate - the former owner passed away and their family is selling the property.
